Previous reporting has shown that many of them left for ; our analysis finds that they also left the densest parts of the city in droves, hollowing out downtown and other once-bustling neighborhoods.The Chronicle obtained data from the U.S. Postal Service on San Francisco households that changed their addresses during the first nine months of the pandemic. The data show that from March through November 2020, most ZIP codes saw dramatic increases in the number of residents who left compared to the same period in 2019. USPS didn’t provide batches of address changes from one ZIP code to another totaling 10 or fewer, citing privacy concerns. This means the data likely does not contain all change-of-address requests made from these ZIP codes, but still captures the bulk of requests made.Just two ZIP codes — 94129, which encompasses the Presidio, and 94124 in Bayview Hunters Point — saw fewer move-outs in the first part of the pandemic compared to the same period in 2019. The Presidio ZIP code saw a 72% decrease in the number of households moving out, while the Bayview ZIP code saw 47% fewer move-outs. These two ZIP codes are among the five least-dense in the city.Leaving S.F.On the other end of the spectrum, 94108 — the densest ZIP code in San Francisco, with more than 52,000 residents per square mile — saw move-outs increase by nearly 620%. The 94108 ZIP code encompasses parts of downtown, Chinatown and Nob Hill. Right next door, 94104, a ZIP code encompassing a tiny slice of the Financial District, saw move-outs increase by more than tenfold, or over 1,000%. The 94104 ZIP code is not among the densest ZIP codes by resident population, but is located in a busy part of downtown.Additionally, ZIP code 94123, representing the Marina and Cow Hollow, had about 150% more move-outs in March-November 2020 than the same period last year, as did ZIP code 94122 in the Inner Sunset. Both of these ZIP codes are above the city’s median density.Overall, our analysis shows a strong relationship between population density and increased move-outs during the pandemic. Using U.S. Census data, we plotted the relationship between each ZIP code’s density and its change in move-outs during the first nine months of the pandemic. We excluded ZIP codes with fewer than 100 move-outs in 2019.Roughly speaking, for every increase of 10,000 people per square mile in population density, a ZIP code’s move-out change was 25 percentage points larger.Updated to include drought zones while tracking water shortage status of your area, plus reservoir levels and a list of restrictions for the Bay Area’s largest water districts.While small-business owners in downtown San Francisco hope that many office workers will soon return to the city, a significant portion of these move-outs could be permanent. Big tech companies based downtown, like Google and Facebook, have said they will allow more flexible work schedules after the pandemic, while some companies like Twitter are .Still, even if many San Franciscans have fled downtown, most haven’t gone very far: has found that while people left San Francisco at higher rates during the pandemic, most Bay Area residents who moved in the first three quarters of 2020 relocated to other parts of the state.Susie Neilson is a San Francisco Chronicle staff writer.
